Property Management

Coldwell Banker Mike Jones Company in house property Management Company is run by Jennifer Whitten and Octavia Harding. We are a full service property management company that allows homeowners and investors to rent their home with an ease of mind that their home is in good hands.

We start by advertising properties on all the major rental websites including craigslist and the local MLS system as well as a Coldwell Banker sign in the yard.

When we find a potential tenant we begin by doing a full background check. This background check is specifically designed for landlords and allows us to find the kind of things we look for in a tenant. We then require a full month’s security deposit. This allows us an ease of mind knowing if anything should happen the homeowner will not be out the money. We also require a non-refundable $250.00 pet deposit, if the homeowner approves pets. This allows us to be able to clean the carpets after each tenant vacates. After the deposits are made and the potential tenant passes a background check, a lease is signed and a move in date is scheduled.

Our agreement between the homeowner and us begins with an individual agreement for each home. The short agreement includes a fee of 10% of the rent due to the Property Management Company each month. The fee is taken out of the rent before the check is issued to the homeowner each month. Due to the effort, time and money spent marketing each home we require half of the first month’s rent with a minimum of $500.00 each time a new tenant is procured. Each and every time a repair is necessary the tenant is responsible for the first $75.00 after the first 30 days of residency. We find this deters tenants from unnecessary maintenance calls. We also call the homeowner every time a repair is required and get permission accordingly.

We like to hold a close relationship with each and every one of our tenants and homeowners. We find it eases the process knowing each person’s wants and needs individually. Jennifer Whitten has been a licensed realtor for over 8 years and is an expert on every area in the Oklahoma City Metro Area. Jennifer is widely respected realtor with many awards and designations under her belt. Octavia Harding has been in real estate for over 4 years with an emphasis on the administrative side. She manages a real estate office full time as well as managing the property management company. Both Jennifer and Octavia are available 24 hours a day 7 days a week. You can feel comfortable knowing that at any time you will easily be able to get a hold of either one of us. We both have strong relationship with licensed contractors, plumbers and electricians through our years in real estate. We have the upmost confidence in our vendors and know they will do a good job and at a reasonable price each and every time.
